About Us
We were a couple of academics at a college in Texas. One of us learned the hard way that it is impossible to retire on an educator’s pension and must still work part-time. The other, being from Spain, knew that it would be possible there. He started telling us, his concerned fellow professors, about how much lower the prices were in his home country and in other parts of Europe.
Most importantly, housing is less costly, and really, so is everything else except imported cars, gasoline, and electronics. There was enough interest that he started gathering information to give to his colleagues. This increased so that he decided to organize and provide a conduit for his colleagues in particular and Americans in general, to retire in southern Spain.
He knows this area well from 10 years’ real estate experience there before the 2008 bubble-burst shut down most of the market, and then Covid 19 caused foreclosures world-wide. Seeing that his financial future as a professor would be grossly inadequate, he made a U-turn back to real estate, recruited a friend to help, and began building USpania Realty.
We want to let others in on what he already he knew, and I have learned: There are many places to live that offer a better lifestyle than most Americans can afford in the U.S. By the way, he is Angel, and I am Kathryn. Welcome to our website!

Under the Tuscan Sun put Italy into our consciousness, but few of us really believe something like that could be possible in real life. It is a fantasy in a movie; it also caused property prices in Tuscany to go up prohibitively. Not so in Spain; it is still very affordable.
